Much of our Jacksonville work sits on small acreage bought by Marines and their families. More than 43,000 Marines and sailors are stationed at Camp Lejeune, and plenty of them buy land off base. The tract looks open in the listing photos, then you stand on it and find years of growth. Clearing turns that into ground you can stake, measure and hand to a builder.

Access is usually the first problem on these lots, because most have road frontage and no way in. We cut the drive route first, then work back into the tract with the excavator. Stumps and root balls come out with the trees, and we can grind stumps that stay. If the new drive ties into a state road, NCDOT has to permit that connection.

North Carolina requires an approved erosion control plan when a job uncovers more than one acre of land. Plans go in at least 30 days before work starts, so the paperwork runs ahead of the machines. Inside the Jacksonville city limits, the city reviews and approves that plan before any dirt moves. Outside the city, the state handles it through the DEQ land quality office in Wilmington.

Onslow County is one of the twenty CAMA coastal counties in North Carolina. If your tract touches an Area of Environmental Concern, a CAMA permit comes into play. Wet ground matters too, since wetlands make up roughly a quarter of the New River basin's land cover. Soils like the Leon series drain poorly and stay soft, so we time that work around the weather.
