Clearing, Dirt and Demolition Work in Southport

Land clearing in Southport, NC starts with the city's tree rules. Section 3.18 of the city's Unified Development Ordinance (UDO) manages what Southport calls its Urban Maritime Forest. Inside the city's zoning jurisdiction, any tree over 3 inches DBH needs a tree impact permit before it comes down. DBH is the trunk's diameter at breast height. A new home on a vacant lot also needs a mitigation plan. The Census Bureau estimated 4,341 people in the city in 2024, up from 4,016 in 2020.

Coastal Brush Mowing is based in Burgaw. Southport is about 55 miles south of us, roughly an hour and 15 minutes by road. That puts it at the southern edge of our service area. We have cleared and graded land in southeastern North Carolina since 2013. The work runs on excavators, a tracked skid steer and a dump truck. We also work in Oak Island, Caswell Beach, St. James and Boiling Spring Lakes. The estimate is free and comes from looking at the property.

Clearing a wooded lot under Southport's tree rules

The city sorts trees by size. Regulated trees are hardwoods over 8 inches DBH and conifers over 12 inches DBH. A specimen tree is any tree of any species over 30 inches DBH. For a new home on a vacant lot, the mitigation plan covers every regulated tree within the required setbacks. It also covers every specimen tree anywhere on the property. The property owner submits that plan to the city. The approved plan decides which trees stay standing, and our land clearing follows it.

Once the property owner has the approval, we clear only what it allows. Trees marked to stay are left standing. Stumps in the cleared area come out with the excavator. Then the tracked skid steer rough grades the ground for the pad and driveway. Brush, logs and stumps are loaded in our dump truck and hauled off as part of the job. They can also stay piled on site if you want. For a new home, our site prep page covers the building pad and drainage.

Do you need a permit to clear a lot in Southport?

Yes, if any tree over 3 inches DBH will come down. The city requires its tree impact permit for that, anywhere inside its zoning jurisdiction. Check with the city whether your lot falls inside that line. The property owner applies on the city's online portal, and there is no permit fee. For new construction, the tree plan goes in with the building permit application. The city reviews it before the building permit issues. We start once the property owner has the permit.

Mitigation means replanting. On residential lots, it equals 25 percent of the DBH of the regulated and specimen trees cut within the setbacks. The city's own example is one 20 inch tree in the setbacks, which means replanting 5 inches. Section 3.18 also includes lot clearing provisions and enforcement. For a vacant residential lot, the city accepts a hand drawn sketch or a copy of a plat or survey as the tree plan, showing the regulated or specimen trees that come out and the trees planted back. So we keep our clearing inside the approved plan.

Grading, drainage and site prep in Southport and Brunswick County

Brunswick County grew from 136,689 people in 2020 to an estimated 167,112 in 2024, about 22 percent. It is one of the state's CAMA counties. NCDEQ says a project in an Area of Environmental Concern may need a CAMA permit. NCDEQ also requires an erosion and sedimentation control plan when land disturbance covers more than one acre. That plan goes in at least 30 days before work begins. Where a permit or plan is needed, the property owner applies before our grading and dirt work starts.

The same fee list has more Southport items. A floodplain development permit is $100.00. A residential stormwater plan review is $100.00 per plan for a single lot. The list also includes a soil import fee and a soil export fee, $100.00 each. On a flat lot that holds water, we shape the grade and cut swales. We set driveway culverts to move standing water off the lot. We haul fill dirt in with our dump truck and pack it in layers for the pad.

Great guy to work with. Demoed the trailer and made it all go away.

Absolutely love Steve and his excellent work ethic. We hired him to clear our acre lot in Holly Ridge, demo and haul off an old single wide trailer, bring in fill dirt and make the cleared land look fantastic. He went above and beyond what we expected. He was always on time, returned phone calls or text and he was fair with pricing.

Excellent work and very very reliable. I highly recommend. They have done several projects from road work, dirt and rock delivery, clearing, grading, taking out trees and they were even able to dig my hole to install our built in pool. Superior Business as far as I'm concerned.

Questions From Southport Property Owners

A few of the questions we hear most around Southport. Don't see yours? Call us — we're happy to help.

Which trees need the city's permit in Southport?
Any tree over 3 inches DBH needs the city's tree impact permit before it comes down. Regulated trees are hardwoods over 8 inches and conifers over 12 inches DBH. Any tree over 30 inches DBH is a specimen tree. The property owner applies online, and there is no permit fee.
How much replanting does Southport require?
On residential lots, replanting equals 25 percent of the DBH of regulated and specimen trees cut within the setbacks. The city's example is one 20 inch tree in the setbacks, which means replanting 5 inches. A new home on a vacant lot needs that mitigation plan along with the tree impact permit.
Do I need a permit to clear underbrush in Southport?
The city's tree permit chart says no in one case: a lot with an existing home and no building permit. There, pruning and clearing underbrush under 3 inches DBH needs no permit. Any tree over 3 inches DBH still needs the tree impact permit. For overgrown lots, see our bush hogging page.
What does it cost to clear a lot in Southport?
Published cost data from LawnStarter puts clearing lightly forested land at about $733 to $2,333 per acre, without grading. Heavily forested land runs $3,395 to $6,155 per acre. The city's tree permit itself carries no fee. Call (910) 512-9578 for a free estimate.
Is my Southport lot in a flood zone?
A flood-zone determination letter from the city answers that. The city's fee list, effective November 2024, prices one at $100.00. The same list prices a floodplain development permit at $100.00. Knowing the zone first helps plan the grade and any fill for the pad.
