US 17 and NC 50 meet in Holly Ridge, and new lots have been selling along both roads for years. A homesite job usually splits into the house pad, the driveway and the septic area. We clear the pad first so the builder can get a survey crew and a footing crew onto it. Then we cut the drive in wide enough for a concrete truck to back down without dragging trees.
Plenty of owners want a screen of trees left standing along the road or the back property line. We mark that buffer before anything gets cut, because you cannot put a pine back. Inside the buffer we take out the brush and the small stems and leave the good timber alone. That keeps the lot private while the builder still has room to work around the house.
Holly Ridge sits about 49 feet above sea level, but the ground is not flat everywhere. Low pockets hold water for days after a hard rain, and those spots turn soft under a wheeled machine.
