Demolition and small lot clearing on Pleasure Island

Most Carolina Beach lots already hold a structure, so clearing usually starts with taking something down first. Old cottages, sheds, slabs and cracked driveways come out before a new elevated house can go up. The house next door often sits a few feet off the property line, so the excavator works in short reaches. Debris leaves the island by dump truck, since a beach lot has nowhere to stack or burn it.

New Hanover County issues the building and trade permits here, including the permit to demolish or move a structure. The Town of Carolina Beach handles zoning approval, so two offices touch the same job. Once the structure is gone we pull footings and old fill, then bring the pad back to grade. Grading and dirt work is what turns a demo lot into a pad a builder can set piles on.

Carolina Beach sits about 13 feet above sea level, and the low streets hold water after hard rain. In September 2024 an unnamed storm dropped more than 20 inches of rain in about a day. The town called it the worst flooding in recent history, with at least $10 million in damage. Since then the town has put money into stormwater pumps and retention walls on the wettest streets.

On a private lot that means clean fill hauled in and the yard shaped to move water off. Sandy soil here moves fast, so a pad gets built and compacted rather than pushed around once. Our tracked skid steer reaches side yards and back lots where a full size excavator will not fit. After a storm we clear downed limbs and pull ruined decks, then handle stump grinding on what is left.
