Most Hampstead building lots start as standing timber with vines and small stems underneath. We mark the house pad and the driveway line off the survey stakes you already have. Good logs get stacked to one side. Trash wood and root balls go to a burn pile or into the dump truck. Stumps come out with the excavator. The tracked skid steer moves the piles and cleans up behind it. What is left is open ground a builder can stake a foundation on.
Hampstead is unincorporated, so Pender County handles zoning and site plan review. Most lots out here run on a septic system and a private well. Pender County Environmental Health runs the on site wastewater program. Its specialists do soil tests to see if a lot can carry a septic system. They have to reach the test area on foot. When the soil work has not happened yet, we open a path and clear the drainfield area first.
Lots fronting US 17 and the roads off it come with an access problem. You need a way to get equipment onto the property before any clearing starts. We punch in a rough drive first, usually along the line your permanent driveway will take. That gives the excavator and the dump truck a place to work off the road. Around the golf course roads near Olde Point Country Club and Castle Bay Golf Course, shoulder room is tight. We stage the equipment on the lot.
Clearing is the first step, and the ground underneath is rarely flat. Once the wood is off, we can shape the pad and cut the drainage the site needs. Sandy soil moves fast in heavy rain, so the pad wants a crown and somewhere to send water. Stumps left behind sink and leave soft holes in a lawn for years.
