Land Clearing for Hampstead Properties

Hampstead sits right on US 17, and most lots here are still woods. Pines and heavy brush cover ground where a house plan needs open dirt. We do land clearing for building sites across Hampstead and the rest of Pender County. Coastal Brush Mowing has run this work since 2013. The person who answers the phone runs the machines. You talk to the same person from the first look through the last load hauled off.

Hampstead is the largest community in Pender County, and it keeps growing. The 2020 census counted 7,016 people here, up from 4,083 in 2010. NCDOT has the US 17 Hampstead Bypass funded in the state transportation plan. More houses are going up on wooded acreage that has never been touched. Clearing one of those lots is dirt work as much as tree work. The ground here holds water in the low spots, so we plan the clearing around how the site drains.

What Lot Clearing Looks Like on a Hampstead Homesite

Most Hampstead building lots start as standing timber with vines and small stems underneath. We mark the house pad and the driveway line off the survey stakes you already have. Good logs get stacked to one side. Trash wood and root balls go to a burn pile or into the dump truck. Stumps come out with the excavator. The tracked skid steer moves the piles and cleans up behind it. What is left is open ground a builder can stake a foundation on.

Hampstead is unincorporated, so Pender County handles zoning and site plan review. Most lots out here run on a septic system and a private well. Pender County Environmental Health runs the on site wastewater program. Its specialists do soil tests to see if a lot can carry a septic system. They have to reach the test area on foot. When the soil work has not happened yet, we open a path and clear the drainfield area first.

Clearing Along the US 17 Corridor

Lots fronting US 17 and the roads off it come with an access problem. You need a way to get equipment onto the property before any clearing starts. We punch in a rough drive first, usually along the line your permanent driveway will take. That gives the excavator and the dump truck a place to work off the road. Around the golf course roads near Olde Point Country Club and Castle Bay Golf Course, shoulder room is tight. We stage the equipment on the lot.

Clearing is the first step, and the ground underneath is rarely flat. Once the wood is off, we can shape the pad and cut the drainage the site needs. Sandy soil moves fast in heavy rain, so the pad wants a crown and somewhere to send water. Stumps left behind sink and leave soft holes in a lawn for years. We deal with those before topsoil goes back. Read how we handle stump grinding in Hampstead, or see our main land clearing page.

Do I need my lot cleared before the county can do the septic soil test?
Not the whole lot. Pender County Environmental Health sends a specialist to probe the proposed septic area. Heavy brush and vines block that work. We cut a path in and open the drainfield area so the soil test can happen. Once the permit is set, we come back and clear the rest of the lot.
How much of my Hampstead lot should I leave wooded?
That is your call. Most people keep a screen of pines along the road and the side lines. It cuts road noise off US 17 and keeps shade on the house. We mark what stays before anything gets cut. Keep in mind that thin edge strips blow down easier once the wind reaches them.
What happens to the trees and stumps you take out?
Good sawlogs get stacked to one side if you want to sell them or keep the firewood. Brush and trash wood go into a burn pile on the lot or into the dump truck for haul off. Stumps and root balls come out with the excavator and leave with the rest of the debris.
